Local 8 Residential Agreement Stimulus Plan

In an effort to help union mechanical contractors secure more work and obtain more hours worked for Local 8 Journeymen, the Plumbers Residential Oversight Committee has agreed to the following short-term Stimulus Plan:

  • For the next 6 months effective October 26, 2009 the Local 8 Residential Schedule A Agreement has been expanded to include tenant finishings up to 5,000 square feet.

  • In addition, any project that is bid during this 6-month period up to 12,000 square feet can be submitted to Local 8 for approval to use these rates on a case-by-case basis.

  • All projects that are not covered under our Residential Agreement Schedule A (see below) scope must be approved by Local 8 leadership by contacting either (Frank Jackson, Chuck Tarpley, or Todd Gerstner) for the ability to use this stimulus package using these residential wages with full Building Trades benefits/deductions. This would include tenant finish projects less than 5,000 square feet, as well as projects less than 12,000 square feet

  • Residential Plumbers are available to work on projects that are approved as part of this Stimulus Plan.

  • Local 8 will require the following information for all requests:

    • Name of the Project

    • Square Feet

    • Number of Hours

    • Address

    • Name of Contractor Bidding

    This information must be communicated to both the MCA-Kansas City office and Local 8 for approval and tracking purposes.

    UA National Residential Agreement Scope of work for the Kansas City Area includes:

    • Single family homes, multiple family dwelling units, townhouses, condominiums, or similar structures up to and including four (4) stories wood construction

    • Fast food restaurants with drive-thru windows

    • Lawn sprinkler systems

    • Central vacuum systems

    • Free standing motels up to four (4) stories wood construction, without restaurants, lounges or convention center attached

    • Residential swimming pools

    • Residential service and repair

To take advantage of this stimulus package, the contractor agrees to not use an apprentice that has a wage rate that is greater than the residential wage rate on these projects. The residential wage rate is as follows:

Base Wage = 21.00

Building Trades Benefits = 17.61

Total = 38.61

This Stimulus Package will be reviewed in 3 months for continuation or modification based on the program’s result during the first 3 months.
